It does seem like at 4.75% on a 30yr, it's better to buy than rent if the payment is similar. i have definitely seen more buyers coming back into the market in the last couple months. i had a listing go into escrow in 3 weeks, and we were not very aggressively priced. i hope this is the beginning of the recovery!
