What real estate sold in the Honolulu (island of Oahu) area today?

As a continuing effort to understand where Hawaii’s real estate market is going, I did a very informal analysis of what condos sold on Oahu in a 24 hour period between Feb. 10, 2009 and Feb. 11, 2009.

Is this really accurate? Probably not since it is such a small sample, but this will the first in a continuing ongoing series. But I thinks it’s valuable to take a look at what we have.

So, what do the numbers tell us?
It looks like most of those condos sold below assessed value and list price. That seems to suggest that offers that are getting accepted will be below list price.

I will do a larger analysis with more data, because as I write this, it is becoming clear that while these numbers suggest ideas, it is too small a sample to be of much use. I am not an economist nor a statistician but a professional trying to use the tools at my disposal.

But, I think it’s worth posting to get the conversation started.
